Stamp Duty Calculator

If you're purchasing a residential property or land in England or Northern Ireland and the price exceeds £250,000, you'll need to pay Stamp Duty Land Tax (SDLT). Don't worry, the Stamp Duty rates announced in the mini-budget on 23rd September 2022 will stay the same until 31st March 2025.

How does stamp duty work?

When purchasing a residential property, you'll generally pay Stamp Duty Land Tax (SDLT) based on the property price within the relevant band. Here are the rates for eligible first-time buyers:

  • For properties priced from £0 to £425,000, the SDLT rate is 0%.

  • If the property costs between £425,001 and £625,000, first-time buyers will pay 5% SDLT on the amount exceeding £425,000.

No stamp duty is payable on homes costing less than £425,000. However, for first-time buyers purchasing properties above £625,000, standard SDLT rates will apply, and no relief is available.

​

To qualify as a first-time buyer, you must be an individual or part of a group purchasing a property as your main residence, and you must not have owned any residential property in the UK or anywhere else before, including inheritance or gift acquisitions.

Remember, you need to claim the relief in an SDLT return. Additionally, the standard rates of Stamp Duty for non-first-time buyers are as follows:

  • £0 to £250,000: 0%

  • £250,001 to £925,000: 5%

  • £925,001 to £1,500,000: 10%

  • Over £1.5 million: 12%

​

You must pay Stamp Duty within 14 days of property purchase. If you're using a solicitor for conveyancing, they usually handle the payment on your behalf. Happy house hunting!
